If a neighbor complains about a dog barking in the backyard you may be asked to vacate the property. Please keep your pets off the furniture. There are extra blankets to cover the furniture if you cannot keep them off the furniture. PETS: Please clean up after your pets in the yard. I have provided a bucket and scooper to clean up the messes. A FINE of $100 will be charged if pet waste is found on the property. Please do not let pets on the furniture and do your best to pick up your dog hair. If cleaners report the presence of unapproved pets, guest will be FINED $250 and/or forfeiture of security deposit. There is fake turf in the backyard please do not have any flammable materials anywhere near/in the grass. (Please do not smoke or ash in the turf). If you burn the grass or start a fire in the backyard you will be charged for the assessed damage. •QUIET HOURS: Please be mindful and respectful of my neighbors. A FINE of $400 if the neighbors complain of excessive noise. Noise ordinance is enforced and the house quiet hours are 10PM to 8AM. Excessive noise is subject to cancellation of your stay without refund and/or deposit forfeiture. City noise ordinance is strictly enforced. All guests need to be inside and not on the back deck past 10PM •NOISE ORDINANCE: A FINE of $1,000 from the City if the cops were called for noise and/or disturbance. You will be asked to VACATE the property immediately without a refund and security deposit will be forfeited. Excessive noise is subject to cancellation of your stay without refund and/or deposit forfeiture. •PARKING: 2/4 cars in the driveway. This is a shared space and we will be using one of the spaces. Please park in driveway, or in front of home. Do not park in front of the neighbors’ houses. Absolutely no RVs, trailers or busses are allowed to be parked at the property. •NO PARTIES: Absolutely No Parties or Events. Please let me know if you plan to have extra visitors coming by other than the stated guests. No additional guests are permitted to stay in the house without prior arrangement. Extra guest fee of $15 per person per night will apply. If cleaners report evidence of a party, a FINE of $500 per party/event will be charged and you will be asked to vacate immediately without refund and/or forfeiture of deposit. •NO SMOKING: If cleaners or host report evidence of smoking/cigarette/marijuana smell indoors, you will be fined $450 and/or forfeiture of security deposit. Any items damaged with smoke smell will be charged to guest at replacement value. •CHECK OUT: Check out is strictly enforced at 11AM. This is for cleaning and maintenance purposes. You may request late check out and I will do my best to accommodate you. $50 to request late check out. $150 fee for late check without advance notice. If the guest is more than two (2) hours past check out time (11 AM), then the guest will be charged $199 as the base rate for remaining day, but the guest is still required vacate immediately. If the guest stays for any un-booked/reserved nights there will be a $500 per night charge to their credit card and AirBnb account. •CHECK-OUT INSTRUCTIONS: Check out is 11AM. If guests could bag up trash, load the sink/dishwasher, and gather used towels together and put them in the washing machine and start it(detergent in laundry room). Property is cleaned between stays, but cleaning supplies can be found under the kitchen sink if you need them during your stay. •EXTERIOR MAINTENANCE: During times of heavy snow, guests may see workers shoveling to clear walkways. Guests may also find snow shovel at the property. During the spring/summer months, guests might see workers mowing the lawn, weeding, or testing sprinklers. Should we need to access the interior for any reason, the host will message the guest first. •SURVEILLANCE: There is video surveillance devices on the property for your safety. Guests will also find nightlights and motion sensor lighting on the property. •TOWELS & LINENS: Please ensure all towels and linens remain at the property. Please use grey or blue washcloths in vanity for makeup. Do not use white towels for makeup or hair coloring. Depending on the item, host will charge $20-$30 for each missing or damaged (if we need to replace) towel, pillow, blanket or sheet. •PETS: Please clean up after your pets in the yard. I have provided a bucket and scooper to clean up the messes. A FINE of $100 will be charged if pet waste is found on the property. For everyone’s comfort and entertainment, please do not unplug the modem. Unplugging the modem will cause internet service interruption and there will be no Wi-Fi or tv streaming. If you have issues with the Wi-Fi, please contact host for troubleshooting. •PLUMBING: Please do not flush baby wipes, cleaning wipes, feminine hygiene products, paper towels, tissues, trash of any kind. All toilets are checked to be in working order each turnover. If you have problems with the toilet, you can find a plunger in the property. Guests assume any responsibility for cost and coordination of rooter service. •SAFETY: Please do not tamper with or remove smoke detectors, carbon monoxide detectors, or fire extinguishers. Notify the host immediately if you have a problem or concern with any of these items. Great quiet centrally located neighborhood. Close to the light rail, grocery store, Walmart, highways, bike path, one block to the park, and Olde Town Arvada. You can take the light rail from the airport to Union Station and connect to the Gold line(G line) and it is less than a mile to the house from the Sheridan stop.

Guest access

Welcome to your home away from home! As our esteemed guest, you will enjoy unrestricted access to the entire house, along with the privacy of a fully fenced backyard—perfect for relaxation or outdoor activities. For your convenience, we kindly ask that you park in the driveway located directly in front of the house. This driveway is a shared amenity, and we have designated the spot to the far right, in front of the red door, as well as the central spot, for your use throughout your stay. The leftmost parking spot in the driveway is reserved for our personal use. To ensure ease of access and to maintain the neighborhood's aesthetic, we prefer that you utilize the driveway rather than parking on the street. Please note that the property cannot accommodate trailers or RVs, but vans are welcome. In the event that the driveway is at capacity, feel free to use the street parking spaces immediately in front of the house. From time to time, we may access the detached garage, which operates with its own separate fenced yard and entrance. This may lead to brief encounters in the driveway or while we use the communal outdoor trash bins. However, this will not impede your privacy. We want to assure you that your exclusive enjoyment of the property is guaranteed during your stay. Your privacy and security are paramount to us, and we are committed to ensuring that the entire space is dedicated solely to your comfort and enjoyment. As full-time travelers based out of Denver, the IHeartColorado home was perfect for our one-month stay back home! Nysa is such a wonderful host - she's proactive, quick to respond, and always goes above and beyond. The location made accessing downtown Denver or going west into the mountains easy. The home has a great-sized yard, which was perfect for our two dogs, and a beautiful deck with stringed lights. The inside of the home was clean, well-stocked, and had everything we needed to enjoy our visit. We'd recommend the IHeartColorado home to anyone visiting the Denver area.

This home was a lovely place to stay with my family while we visited the Denver Aquarium. The home is peaceful, clean and comfortable. There were games that the children enjoyed and big backyard to enjoy as well. The park down the street was a close walk for the family and pet. The airport is also not too far away. We didn’t get a chance to visit old town Arvada but would definitely like to return and do so in the future. The host was quick to respond to inquiries, and is gracious and accomodating.

Find us

You can park in the driveway right in front of the house. There is also plenty of street parking if you have extra vehicles. Please park in front of the house and not in front of the neighbors if the driveway is full. We do not allow RVs, busses or trailers to park at the house. The light rail station is just a few blocks away. You can get downtown to Union Station and transfer here to go to the airport. You will take the G line to do this. Conveniently located off the I70/76 highways with quick access to the mountain towns.
